A Comprehensive Plan Amendment has been submitted to Fauquier County for Catlett Farms--a 950 home development proposed in the Catlett Service District. The application is expected to go before the Planning Commission on March 25, 2010.

This is a rezoning request for 793 acres is on the edge of the Catlett Service District. Right now, only about 70 acres are in the Service District. Part of the Comprehensive Plan change is to add approximately 700 additional acres into the Service District.

PEC does not support the rezoning request by Catlett Farms, LLC. This one new subdivision would overwhelm the existing village of Catlett which only has 118 homes today. The new Service District Plan of 2009 estimates a total of 360 new homes for the entire Catlett Service District. So this one subdivision would be three times the total number of new homes expected in the next 5-10 years.

Catlett Farms, LLC is planning to build their own sewer plant for this development. The new plant would serve the new 950 homes and have some sewer taps to serve existing homes in the village of Catlett. But the most important question is, "Will the developer of Catlett Farms, LLC ever spend the money to put the required sewer pipes from the new plant to existing homes?" It will be very expensive to buy the necessary easements and to put new sewer pipes to existing homes.
